Over the past few months, the Real Estate market in the London area has been the busiest it has EVER been. Our Sellers have loved the activity on their listings and many have enjoyed multiple offers resulting in properties being sold for over asking. When the scale tips to favour the Sellers, Buyers have to deal with the other side of things. We guide our buyers through the process by acting quickly when new listings come up and always try to have a winning strategy when the right home comes along. Recently, we had a buyer who found a home that was truly perfect for her. We booked a showing within hours of the listing being active and within a few moments the buyer said “I want to make an offer”. The listing Realtor had informed us that offers would be reviewed that coming Sunday (It was only Tuesday). Our passion driven buyer and I came up with a plan and fully executed OPERATION BUY THIS HOME!
We prepared an offer that aligned with our strategy and included the icing on the cake … a letter to the Sellers. Often times, Sellers do not get to know much about a potential Buyer and sometimes will ask questions about the person making an offer. A personal touch of a hand written letter can make an impact to Sellers when in a multiple offer situation. There were so many things that the buyer loved about the home, so much so that she felt that the she couldn’t have renovated or built a home more perfect for herself than they did and we just knew that it was meant to be. Our buyer shared some of her feelings about the home and complimented the Sellers for the beautiful vision that they had when they renovated this home. We managed to get the rules changed and offers were reviewed the following evening. We were competing with one other offer so I suggested that I present the buyers offer myself to further relay to the Seller that this Buyer was meant to have this home. Our buyer wanted to be involved every step of the way and wanted to be present in my car in the event she was needed during the negotiation process. It was a long few hours but well worth it when we found out our Buyers offer would be the one selected. We competed with an offer that had no conditions but won the bidding war! Our Buyer knew that house was meant to be her home and she went for it in the biggest way possible and successfully changed the rules with her go for it attitude and an awesome passion driven strategy to successfully purchase her home.
