Although the Spring is typically the “best” time to sell a home, homes sell in every season and there is certainly a fall market that hits soon after the kids return to school.
Like anything else, there are pros and cons to selling in the Fall. As you may be aware, the London St. Thomas area is coming off off a VERY busy Spring and Summer Real Estate season where we have been experiencing a Sellers market and homes have been selling faster and for more money than asking in many circumstances.
One of the best things about listing a home in the London area this Fall is that Realtors have the Spring and Summer sales data to go off of and will likely have some comparable sales in your neighbourhood that have sold for asking or higher! There are other advantages as well, one of which is fewer homes being on the market, meaning less competition for your listing.
Now that you know why Fall is a great time to sell; lets look at a few tips for selling in the fall and ultimately increase your chances a potential buyer will “fall” in love with your home.
- Update front porch planter to a fall theme
- Embrace the beauty of the colours of the season when staging your home – add in some tasteful fall decor to make your home feel cozy and inviting
- Turn lights on for evening showings – it gets darker earlier and you will want to show your home in the best light possible.
- Ensure fallen leaves are cleared from lawns and gardens
- Clean fallen leaves out of the gutters
- Keep up on exterior maintenance to ensure your curb appeal scores a 10! It can be a challenge as many plants and shrubs are overgrown while other plants are dying off. Remember you only get one chance to make a 1st impression!
- Take advantage of the fantastic fall smells and bake something delicious or burn a fall candle prior to showings and open houses. Think pumpkin, cinnamon, maple, apple, and salted caramel. {Remember to not over do it as some folks have sensitivity to overly strong perfumes or sprays!}
- Ensure your photos are updated! We make it a priority to update the exterior photos as we move through the seasons. Nothing says “old listing” like a summer photos on realtor.ca when the leaves have changed colours or have fallen from the trees.
