Although it’s a snow day, we have just returned from showing a property in North Middlesex and experienced some severe weather and poor visibility but was inspired by our sellers to write this blog as their efforts made such an impact to the prospective buyers when we entered the home from the cold and chilly snowy day. I will get to a few tips for selling your home in the winter, but first, some information about the local market over the last few winter months. The lack of snow and seasonally warm temperatures certainly contributed to a strong market in November and December in the London Ontario and surrounding area.
“November 2014 was the 7th consecutive month in which area home sales outstripped those of the previous year. 577 homes sold in November, making it the best November since 2010”. This past week, the London St. Thomas Association of Realtors released statistical information for December 2014 revealing that “a total of 475 home sales took place in December, making the last month of 2014 not only the best December since 2006, but also the eighth straight month in a row in which area home sales outstripped those of the previous year”.
2015 is off to a great start and we are gearing up for a busy first quarter regardless of the snow falling outside. The fact of the matter is, there are always people who are ready to buy a home regardless of the time of year.
Here are some tips for home owners who have their home listed over the winter or for those folks who decide to list in the winter months;
1. Ensure all walkways, driveway and decks are cleared of snow and ice.
2. Make an effort to display photos of your backyard and home in the summer, spring and fall if you have them. This will give buyers a better idea of the privacy offered when leaves are in full bloom as well as the outdoor living space, landscaping and gardens.
3. Place a large mat or boot tray at the front door to ensure potential buyers and their agent have somewhere to place wet footwear.
4. Create a warm and comfortable environment for prospective buyers by ensuring the heat is on and the home is warm and cozy. Turn the gas fireplace on, if you have one and ensure your decor is cozy by adding some throw blankets and candles to your space. {Use flameless candles for safety reasons}
Remember that the biggest advantage to selling during the winter months is that there are typically less homes on the market which means less competition. Although moving in the winter isn’t for everyone; there are many people who are happy to move in the winter so that they are settled into their new home by the time spring rolls around.
