When we first start working with buyers, they typically have a short list of properties that they have been viewing online that they want to view in person. We believe that buyers need to get out and get their feet wet in order to be prepared to offer on a home they hope to purchase. It is important to keep an open mind when viewing properties. Several clients have been pleasantly surprised when they fall in love with a house that they weren’t initially attracted to online. Here are some of the key differences between viewing homes with The Leading London Team and viewing photos and virtual tours of properties online.
- “I HAVE A GOOD FEELING ABOUT THIS ONE” – we have heard our buyers say something to that effect hundreds of times only to arrive at the property to see a commercial or multifamily development behind the property or better yet, a train track. Listing agents try to focus on all the positives of a property when writing descriptions or sharing property information on MLS. Typically, in order to see if the neighbouring property is a used car lot… you have to get out and see it for yourself.
- LOOKS LIKE A NEW HOME – When buyer first enter a home, all senses are ignited. There may be strong odours or other surprises that you can not detected by looking online.
- PHOTOS CAN BE DECEIVING – The home you think may be the home of your dreams, might not be! Photos are edited and sometimes agents choose to use fish eye lenses or wide angle lenses to make rooms look larger than they are. A few months ago, we showed a property to a family who thought from the online photos, that the yard was large enough for a pool. Things looked very different when they entered the tiny backyard when we viewed the property together.
- IT’S A GOOD AREA RIGHT? – It is good to spend some time in the neighbourhood. Drive through the streets and listen and learn. This experience can’t occur online.
- PROFESSIONAL VIEW POINT – We will always be honest about our view point. We work hard to understand what it is our buyers are looking for, what’s most important and what appeals to our folks. We will provide our view point and professional opinion. We will point out all the pros and cons of the property to try and help our buyers look at the property from all perspectives.
