Spring 2017 will always be remembered as an ultimate sellers market. … A time when buying a home meant competing with multiple offers, including few or no condition in an offer and offering highest and best offer price in hopes of securing a property. For us, Spring 2017 will be remembered as the time we met D&D and little E!
This family came to us to help them purchase their very first home. It was a difficult time for Buyers in general, never mind being a first time home buyer. Throughout our time together we were able to view many properties and submit several offers in hopes of being the one that was chosen. After numerous attempts over the course of four months, we finally did it… we were able to submit an offer, and get this… without competing. We were able to negotiate to include all conditions, including the status certificate review by the lawyer which was becoming commonplace to remove from offers on condominiums. (eek… that’s a risk!)
As we look back upon the time when we were able to represent D&D in the purchase of their first home, we kind of love that we watched their little baby E go from not being able to walk to climbing upstairs and running around houses during showings. We had a lot of fun together while we looked at a variety of properties, in a variety of areas, in a variety of conditions. One of the funniest things that I will share was the day that we determined why condominiums are called condominiums. One warm Spring afternoon D&D, little E and I were going to view a few townhouse condos, we came across one that will leave a lasting impression (and not in a good way!), we were greeted at the front door by a rather odd specimen… a used condom. After viewing the house and determining that it wasn’t quite the right one for them (it with a student rental occupied by five young man and let’s just say not family-friendly) we decided to try our luck at the next property. After I locked the front door, something occurred to me… I said “I guess we know why they call them CONDOMiniums.” All of us shared a good laugh and we all agreed this made for a memorable story.
Next week, these first time homebuyers will be able to enjoy all the benefits of home ownership and we so thankful that we were part of the process. Congratulations to D & D and little E… Who isn’t so little anymore!
