Once your offer is firm, there will be a time period where you patiently wait for your completion or closing date when the property finally becomes yours! During this time, you will be busy arranging for utility hook ups for your new home, packing, booking a mover and a long list of other tasks to prepare for your big day.
In order for buyers to be sure they have peace of mind and confidence to transfer funds to the seller and pick up their key to their new property, we include a final walk through clause in our offers. This allows our buyers to have the right to inspect the property one further time prior to completion. A final walk through is typically completed a day or two prior to closing. During this visit to the property you will want to;
- ensure the property, both inside and out, is in the same condition as when you viewed it and made an offer to purchase
- ensure all requirements and conditions of the offer have been met by the seller
- ensure the chattels included in the agreement remain on the property and are in working order
- inspect all surfaces for damage
- check all lights, switches and outlets
- ensure all doors and window open and close
- run water/flush toilets
- test garage door openers
- ensure furnace and/or central air is in good working order
- ensure the property is free from clutter and garbage
Providing everything is as it should be, buyers will have the confidence at the lawyers on day of close when the property officially changes hands and there will be no surprises the first time you open your door to your new home.
