When staging a home, the goal is to create space. Every home buyer wants space! Rooms that are spacious are always preferred over rooms that are closed in. Recently, one of our seller clients nailed it when it came to preparing her home for the market. As I stood in the home at an open house it occurred to me that every room felt open, airy and spacious. I took a few photos and made a few notes and wanted to share some of the things I noticed with you.
Here are some tips for making a room appear larger;
Let in the light! Ideally you want to choose light and airy drapery or curtains in order to let the natural light enter the room. Eliminating dark corners will help to make the room feel bright and spacious.
The living room furniture didn’t sit on the floor but floated, allowing light to flow around each piece of furniture and creates more space around it. This home owner took it a step further and selected lightly coloured furniture.
Choose a simple pattern for an area rug rather than one with a busy pattern. Choosing a neutral soft colour will make the room feel less cluttered.
Dark tones will absorb the light while light colours will reflect light. Choose light tones or neutral paint to make a space feel larger.
Strategically place a mirror where it can reflect a focal point in the room and the space will appear larger and brighter.
A few other tips to create space are; de-clutter, add lamps to rooms with no over head lighting, include built-in floor to ceiling book cases and add multi-purpose pieces such as a coffee table that doubles as extra seating or storage.
